Hi, I'm Harry Tancred
I first stepped into the property world at 19, working as an estate agent in my family's business. Those early years taught me how people really feel when they're buying or selling a home — the excitement, the pressure, and sometimes the frustration when things don't go to plan.
After five years, I realised what I enjoyed most wasn't the sales side — it was helping people make confident decisions. That's what led me to qualify as a mortgage adviser (CeMAP) in December 2020.
Since then, I've focused on self-employed and complex income mortgages. I saw too many self-employed people getting a raw deal — directors earning six figures being told they could only borrow based on a £12,570 salary, contractors being asked for accounts they didn't have, and business owners just assuming they couldn't get a mortgage.
I set up HTFS Limited to fix that. I have experience in understanding how lenders assess self-employed income — salary plus dividends, retained profits, contractor day rates, gross profit — and can help identify which lenders may work for each income type. That knowledge helps ensure your application is presented appropriately to suitable lenders.
